1. The realtor didn't inform the buyer of free money.
There are several down payment assistance programs available in Maricopa County. The cool thing is that you don't necessarily need to be a first time buyer to qualify for these programs. If your agent doesn't make you aware of these programs you are free to slap.
2. The realtor didn't set the right expectation.
A real estate transaction is a process. It is important that your agent educate you as you step through that process. You will be required to make informed decisions along the way, and a good agent will guide you through along the way.
3. The realtor didn't communicate effectively.
Your realtor needs to understand the most effective way to communicate with you. If you only respond to text messages, it would be good to inform your agent. If you don't want to sign documents electronically let your agent know. A good agent will keep you posted throughout the transaction, and will understand the most effective way to communicate with you.
4. The realtor started showing property before she was ready.
I've seen deals fall through because the buyer wasn't ready. The last thing you want to do is start looking before you get qualified. The danger in looking too early is that you'll find a home, fall in love, and not be able to make an offer. Get prequalified so you can make a solid offer on Your dream home.
5. The realtor makes assumptions.
A good agent asks questions, and understands the needs/wants of his/her client. If your agent isn't asking questions you may be setting your agent up to get slapped.
