I am still excited to see all the new restaurants that keep opening up in North Central and they all seem to be busy. I truly feel the reasons for the crowds are because we are getting more and more new families moving to our ‘hood, which is no longer a secret. There is so much to do in North Central, easy access to all areas of town and you get a great bang for your buck in purchasing a home, especially compared to Arcadia. I find that a lot of these young families are moving to North Central because of all the old homes being torn down and the many new homes being constructed in its place. Changes are a necessary evil if you want growth and it is long overdue. Last year I sold 135 homes, both new and resale, and I represented Porchlight Homes with their eight new home sales. I also represent the following builders with their new homes: Regal American Homes, Diamond Key Homes, Empire Residential, all of which are all building new homes in North Central, and Metro Living LLC, which is building 29 homes on 7th Street just north of Thunderbird. Here are all of our current new home projects for sale: 1. Porchlight Homes at 13th -15th Avenue and Myrtle. Eight new home sites and two have already been sold. Base prices start from $525,000 to $595,000. Square footage is 2,800 to 4,000. You have the ability to pick which home you want and customize the way you want. 2. Regal American Homes at 5th Avenue and Bethany Home Rd. Four new homes and one is sold. Two homes are 3,300 square feet, and one is 3,800 square feet .Prices range from $650,000 to $775,000. One spec home currently available and one under way. 3. Empire Residential at 7th Avenue and Butler. Gated 10 home subdivision. Square feet range from 2,300 to 3,800. Prices range from $735,000 to $900,000. Two spec homes underway. 4. Diamond Key Homes at 18th Street and Palmaire Avenue (just north of Glendale). Four new homes (two sold) ranging from 2,900 to 3,300 square feet and prices are $749,000 to $835,000. Two specs available now. They will build two new homes in 2017 at 18th Street and Aurelius just south of this site. 5. Metro Living LLC at 7th Street just north of Thunderbird. Twenty-nine homes ranging from 1,640 to ,1912 square feet. Prices range from $275,000 to $315,000. Two specs up now. Pick your model. ...and of course we have 35 resale homes currently active. We have already had 12 sales so far in the first two weeks of 2017. Thanks! My favorite North Central business currently is located on 16th St/Camelback--Fitness 4 Home Superstore..Best fitness equipment in the valley with some used machines also for sale. I have a full gym at my house stocked by them. They do have multiple stores t/o the valley. Huge store with everything under one roof. Have a great February.
