I want to thank all the North Central residents for allowing me to sell more than 130 homes in 2016 with an average price of $560,000. It was an exciting year in our market and I expect 2017 to be even better. I really appreciate the North Central News because it has been a fabulous marketing tool for me for over 15 years. The two-page middle spread has been very effective for me and I really enjoy the feedback that I get from this monthly article as well as the total of three pages that I do every month in this paper. Happy October to all of you in North Central land. Probably the most difficult thing that I have done in the past 10 years is writing this monthly column because it is not easy doing this since I am not a writer. I truly appreciate the 25-30 emails and calls that I get every month complementing me on this article and its content. My dad moved to Phoenix (North Central) in 1964 and my brother and I would come out here twice a year to visit him from Atlanta. It is absolutely incredible how this area has changed in the past 50 years and even more amazing in the past five years.

Growing up in Atlanta, my friends would always make fun of sleepy Phoenix, Arizona, which they imagined consisted of only desert and cactus (they were not too far off). When my brother and I would fly from Atlanta to Phoenix, there were zero non stop flights. We always had to touch down in two different cities before touching down in Phoenix. Nobody makes fun of Phoenix anymore and thank goodness we can fly non stop between cities now! It is safe to say that Phoenix has changed for the better in the past 25 years. Once my dad and I sold our nightclub, The Jockey Club, in 1993, I knew that I wanted to specialize in selling real estate in Central Phoenix. Guess what? Twenty-five years ago the realtors who sold in Arcadia, Paradise Valley and Scottsdale made fun of North Central, similar to what my Atlanta buddies used to say about Phoenix. Twenty-five years later, with all the new housing, new businesses, great schools and incredible location, the agents realize how powerful North Central is now and even try to sell or list here. Very similar to what the country use to think about Phoenix, Central Phoenix is a very powerful area to live in and raise your family. It took some changes but nobody makes fun of us anymore!! I want to thank everyone for helping me achieve the #2 ranking for residential real estate in the 2015 Business Journal based on sales volume and sales.

There are more than 20,000 licensed realtors in Maricopa Country so this is an incredible honor for me, especially considering that I specialize in North Central. I also want to thank North Central resident attorney Ben Green and his firm, Benjamin C Green, P.L.C., for providing two recent presentations before two separate HomeSmart groups on the risks of DUI, license suspension issues and underage drinking issues. It's a great local market

I want to thank all of my clients for allowing me to sell 110 homes so far in 2016 ranging from $97,500 to four homes priced between $1.8 million and $1.875 million. It has been an excellent real estate market in North Central the past seven months and I expect it to continue until the end of the year ... even with our crazy election going just a few months away. Here is what I have seen so far in the North Central market. The luxury market over a million has been very slow. One of the properties that I recently sold was at 130 E. Missouri, which sold for $1.8 million and was situated on 2.5 acres. The property was active for more than three years at over $2 million but the real value was always the land. I took over the listing the first of the year and sold it in five days. The builder has now torn down the 70 year old home and plans to build 11 new homes in its place beginning the first of the new year. I know some of you traditionalists did not like seeing the old home down but the reality is that nobody wanted the home. It sat active for more than three years and the seller was tired of spending money keeping up a vacant home for over 12 years.

 

Buyers love all the new homes being built in our ‘hood. I sold out the Porchlight Homes Subdivision, located at 1st Street and Georgia, which consisted of eight homes with the prices ranging from $750,000 to $950,000. Porchlight has purchased two acres from me between 13th Avenue and 15th Avenue on Myrtle and will build six more new homes in the first quarter of 2017. Porchlight also will build more than 30 new homes in North Central in 2017. Have you seen 15th Avenue recently between Glendale and Northern Avenues? The horse properties have gone to the pastures and in their place there will be more than 40 new homes next year. Look for this trend to continue the next three years. I expect to see 100 to 125 new homes under construction in our area the next 24 months. I am selling more than 40 of those new homes in North Central ranging from $450,000 to $900,000. Get used to it because our area is high in demand with its location to all areas of town, great schools and great restaurants. This trend should continue for at least four more years. A Look At Assisted Living

Residential Assisted Living is fast becoming one of the most desirable options for Seniors needing care. There are some great options right here in North Central for those wanting to keep their loved ones within our community. One of those options is Constant Care Assisted Living. I spoke with owner Jamie Kimmel today about their residential care homes in North Central and Arcadia. She and her husband, Matt Schaub, are preparing to open their newest assisted living home in North Central early Fall 2016. Bobby: What is the benefit of a residential care home over a larger assisted living facility? Jamie: Residential care homes are a wonderful option for anyone needing more individualized care. Most homes will have 1-2 caregivers for 10 or fewer residents, and have the ability to create a very personal plan of care in a home environment. Also, meals are home made and served family style and contribute to the feel of truly being at home. The small number of residents allows for easy accommodation of various dietary preferences. Bobby: That sounds like the next best thing to being able to actually stay in your own home. Are care homes regulated by any certain agency and how can prospective clients find the right home for their loved one? Jamie: Every care home in the Valley is licensed and regulated by the Arizona Department of Health Services and each home is inspected annually. These inspection reports are public and posted on the AZ DHS website. At Constant Care, our caregivers have all had extensive training and are licensed through the state of Arizona. They are trained in CPR & First Aid and hold a Level 1 fingerprint clearance card. Choosing the right care home is a highly personal decision with many factors at play. I always encourage people to ask for a list of references both from families of residents as well as medical professionals who provide services inside the homes (home health and hospice nurses, physicians, etc). Some things to consider when choosing a home are cost, location, level of care offered, caregiver to resident ratio and any activities provided. In our homes, we provide activities to promote both physicial and mental well-being. Some of these activities include: our weekly fitness class, music therapy with live musical performances, and our very popular weekly pottery painting class. Usually when a family comes to tour, they will know right away when they have found the right place. Although we believe our homes are among the best in the Valley, we always encourage families to tour several places before they make a decision - there are some great options in North Central! Bobby: Congratulations on your newest home, it seems like a very convenient location and close to all the great new restaurants on Central Ave and 7th Street. When do you anticipate opening your new home and how many residents will you be able to accomodate? Also where can people find more information on Constant Care Assisted Living? You can go home..

One of my favorite rock and roll songs besides Free Bird is by Bon Jovi, "Who says you can't go home?” My brother Michael and I went back to our old home town of Atlanta, Georgia, in early May to visit family, play golf and visit my old college baseball coach. I played baseball one year for Coach Jim Brock at Arizona State in 1975 and then transferred to Dekalb South JC in Atlanta where I was coached by Jim Morris, who had just got released after playing for Boston. Coach Morris then coached Georgia Tech for 12 years and for the past 23 years he has been the head coach for the University of Miami, where has won two national championships, sent more than 40 players to Major League baseball and is ranked #3 in the country this year. It was great seeing my coach again and he even introduced me to all his players as his first college recruit. I then played my last two college years at Coastal Carolina in South Carolina before moving to Phoenix to help my dad manage the Jockey Club nightclub. You can go home!! I always get asked about the current values in Central Phoenix and it is a force to be dealt with. I have sold 74 homes in 2016 totaling more than $47 million in sales. Once school is out, the activity should be very strong for the next four to five months. I currently have 48 listings in our ‘hood including 11 brand new homes. I have sold more than 15 of those this year and currently have two very strong cash buyers if you are thinking of selling your home. Even if you may be six months away from selling/moving, there may be a deal there (WE CAN DO A LONG ESCROW). Please be very careful of the fix and flippers because some of them are not licensed and many of their homes have square feet that were not permitted, which means it will not appraise. Let's do a deal!! Finally, congratulations to Lucia and Ken Schnitzer and Jerry Mansoor, the owners of Luci's Healthy Marketplace, on their brand new concept called The Orchard, which is located at 7100 N. 12th Street. The restaurant is called Pomelo, which has great food and a very comfortable atmosphere for you and your family. In a few weeks look for their new marketplace, which will be similar to Luci's featuring unique food and drink for both dining and groceries but will feature products different from what Luci's offers. Please keep an eye out for bicyclists since we have so many new restaurants and kids are out of school.
