It's a great local market

I want to thank all of my clients for allowing me to sell 110 homes so far in 2016 ranging from $97,500 to four homes priced between $1.8 million and $1.875 million. It has been an excellent real estate market in North Central the past seven months and I expect it to continue until the end of the year ... even with our crazy election going just a few months away. Here is what I have seen so far in the North Central market. The luxury market over a million has been very slow. One of the properties that I recently sold was at 130 E. Missouri, which sold for $1.8 million and was situated on 2.5 acres. The property was active for more than three years at over $2 million but the real value was always the land. I took over the listing the first of the year and sold it in five days. The builder has now torn down the 70 year old home and plans to build 11 new homes in its place beginning the first of the new year. I know some of you traditionalists did not like seeing the old home down but the reality is that nobody wanted the home. It sat active for more than three years and the seller was tired of spending money keeping up a vacant home for over 12 years.

 

Buyers love all the new homes being built in our ‘hood. I sold out the Porchlight Homes Subdivision, located at 1st Street and Georgia, which consisted of eight homes with the prices ranging from $750,000 to $950,000. Porchlight has purchased two acres from me between 13th Avenue and 15th Avenue on Myrtle and will build six more new homes in the first quarter of 2017. Porchlight also will build more than 30 new homes in North Central in 2017. Have you seen 15th Avenue recently between Glendale and Northern Avenues? The horse properties have gone to the pastures and in their place there will be more than 40 new homes next year. Look for this trend to continue the next three years. I expect to see 100 to 125 new homes under construction in our area the next 24 months. I am selling more than 40 of those new homes in North Central ranging from $450,000 to $900,000. Get used to it because our area is high in demand with its location to all areas of town, great schools and great restaurants. This trend should continue for at least four more years. A Look At Assisted Living

Residential Assisted Living is fast becoming one of the most desirable options for Seniors needing care. There are some great options right here in North Central for those wanting to keep their loved ones within our community. One of those options is Constant Care Assisted Living. I spoke with owner Jamie Kimmel today about their residential care homes in North Central and Arcadia. She and her husband, Matt Schaub, are preparing to open their newest assisted living home in North Central early Fall 2016. Bobby: What is the benefit of a residential care home over a larger assisted living facility? Jamie: Residential care homes are a wonderful option for anyone needing more individualized care. Most homes will have 1-2 caregivers for 10 or fewer residents, and have the ability to create a very personal plan of care in a home environment. Also, meals are home made and served family style and contribute to the feel of truly being at home. The small number of residents allows for easy accommodation of various dietary preferences. Bobby: That sounds like the next best thing to being able to actually stay in your own home. Are care homes regulated by any certain agency and how can prospective clients find the right home for their loved one? Jamie: Every care home in the Valley is licensed and regulated by the Arizona Department of Health Services and each home is inspected annually. These inspection reports are public and posted on the AZ DHS website. At Constant Care, our caregivers have all had extensive training and are licensed through the state of Arizona. They are trained in CPR & First Aid and hold a Level 1 fingerprint clearance card. Choosing the right care home is a highly personal decision with many factors at play. I always encourage people to ask for a list of references both from families of residents as well as medical professionals who provide services inside the homes (home health and hospice nurses, physicians, etc). Some things to consider when choosing a home are cost, location, level of care offered, caregiver to resident ratio and any activities provided. In our homes, we provide activities to promote both physicial and mental well-being. Some of these activities include: our weekly fitness class, music therapy with live musical performances, and our very popular weekly pottery painting class. Usually when a family comes to tour, they will know right away when they have found the right place. Although we believe our homes are among the best in the Valley, we always encourage families to tour several places before they make a decision - there are some great options in North Central! Bobby: Congratulations on your newest home, it seems like a very convenient location and close to all the great new restaurants on Central Ave and 7th Street. When do you anticipate opening your new home and how many residents will you be able to accomodate? Also where can people find more information on Constant Care Assisted Living? You can go home..

One of my favorite rock and roll songs besides Free Bird is by Bon Jovi, "Who says you can't go home?” My brother Michael and I went back to our old home town of Atlanta, Georgia, in early May to visit family, play golf and visit my old college baseball coach. I played baseball one year for Coach Jim Brock at Arizona State in 1975 and then transferred to Dekalb South JC in Atlanta where I was coached by Jim Morris, who had just got released after playing for Boston. Coach Morris then coached Georgia Tech for 12 years and for the past 23 years he has been the head coach for the University of Miami, where has won two national championships, sent more than 40 players to Major League baseball and is ranked #3 in the country this year. It was great seeing my coach again and he even introduced me to all his players as his first college recruit. I then played my last two college years at Coastal Carolina in South Carolina before moving to Phoenix to help my dad manage the Jockey Club nightclub. You can go home!! I always get asked about the current values in Central Phoenix and it is a force to be dealt with. I have sold 74 homes in 2016 totaling more than $47 million in sales. Once school is out, the activity should be very strong for the next four to five months. I currently have 48 listings in our ‘hood including 11 brand new homes. I have sold more than 15 of those this year and currently have two very strong cash buyers if you are thinking of selling your home. Even if you may be six months away from selling/moving, there may be a deal there (WE CAN DO A LONG ESCROW). Please be very careful of the fix and flippers because some of them are not licensed and many of their homes have square feet that were not permitted, which means it will not appraise. Let's do a deal!! Finally, congratulations to Lucia and Ken Schnitzer and Jerry Mansoor, the owners of Luci's Healthy Marketplace, on their brand new concept called The Orchard, which is located at 7100 N. 12th Street. The restaurant is called Pomelo, which has great food and a very comfortable atmosphere for you and your family. In a few weeks look for their new marketplace, which will be similar to Luci's featuring unique food and drink for both dining and groceries but will feature products different from what Luci's offers. Please keep an eye out for bicyclists since we have so many new restaurants and kids are out of school.

School is out for the summer!

I am often asked when I go on a listing appointment, what is the best time of the year to sell?The first few months of the year are usually very strong because many families are traveling for the holidays or having family visit them and they do not want to be bothered with showings the last five weeks of the year. January through April are very good months and in 2016 I have sold 52 homes in the first four months of the year. Having said that, I feel that May through July is the strongest selling period of the year because a lot of homeowners do not want to disrupt their lives by moving during the school months. There are a couple of reasons for the timing regarding school – either the kids are moving on to college, job changes or the possibility of your kids moving on to their high school years. The window is a very short for selling during these three months so I would encourage sellers to be reasonable with their list price because if does not sell, the number of days on the market could impact your pocket book. Please stay away from Zillow--trust your realtor! The market in Central Phoenix has been very good in certain price ranges and slow in others. There certainly are more homes on the market and even with the number of sales that I have been involved with in 2016, my active listings have increased to 43 homes for sale. The tides have turned to favor the buyers in the $500,000-plus price range and the sellers of single family homes of under $300,000 are seeing the advantage tilt towards the sellers. The hardest hit selling market currently are the homes available over $1 million and the major reason there is the instability of the stock market, which has impacted all of us. Don’t be surprised if some of your homes stay on the market in the luxury market for more than six months. Pricing is very critical in the million-dollar-plus price range. I have been been fortunate to have sold four homes this year with prices over $1.6 million. I am very proud of my kids (like all of us are!). My son Sean, a Brophy grad, is selling commercial real estate for Cushman and Wakefield, which is located at 24th Street and Camelback. My daughter Juliann will graduate in a couple of weeks with a degree in Sports Psychology and straight As (not from my side of the family) and also works for me part-time. Jesse, who graduated from Sunnyslope, is managing three OrangeTheory stores in the Phoenix area. Finally, congratulations to Sidney Johnson on her wedding at the end of May and also kudos to Maddie Kingdon on her upcoming marriage. Best of luck to all of their families.

The Month of April

April has a few mixed emotions for me. Tax day is the negative day but my wife, Mary Ann, has her birthday on the 3rd and, on the 18th, I turn 60! Thirty years ago turning 60 seemed scary but the alternative sucks. I feel like I did when I was 30 (Ok, I never have been a good liar). I just don't want to see any more senior citizen discounts in the mail because that bothers me! I cannot play basketball any more (I know some of will say I could never play) but I do enjoy playing golf now. I am very excited and proud to announce that our Porchlight Homes subdivision of eight homes at 200 E. Georgia has sold out in just three months. Home prices ranged from $725,000 all the way up to $950,000. We sold 25 North Central homes for Porchlight in two subdivisions two years ago and I am honored to be their listing agent. If you missed out on this site, Porchlight is in escrow on two acres I just sold them in North Central and plans to build another eight homes beginning in the first quarter of 2017. Contact me to reserve your spot. Diamond Key Homes is another builder that I represent in our ‘hood and they just closed on a beautiful brand new home at 1811 E. Palmaire for $829,000. They are building three more homes next door and one home, which is at 1815 E. Palmaire (3,110 sqare feet), will be done in two months and priced at $799,000. They also will be breaking ground for two more homes at 18th Street and Aurelius, just a block south of these homes. Look out for five more new North Central homes being built by Regal American Homes at 5th Avenue and Bethany Home Road. Prices will range from $575,000 to $700,000 and 3,200 square feet to 3,700 square feet. They also are building twp homes at 550 and 600 W. Las Palmaritas. The one at 550 W. Las Palmaritas just closed for $680,000. I appreciate the support from all of you the past 23 years. We have closed on 21 homes so far in 2016 and have another 25 in escrow. Prices range from three homes between $1.8 million and $1.9 million to $97,500. We will take on any priced homes in our ‘hood. Also, my thanks to my clients in 2015 who helped me to become the #1 HomeSmart agent in the world for the fifth straight year (we even have offices in China).
