Are You Market Ready? What is a Professional Property Staging?
The way you live in your home and the way I market your house for sale, are two different things.
As a PROFESSIONAL PROPERTY STAGER, it is my goal to get your home sold faster and/or for more money.
CURB APPEAL – You only get one chance to make a great first impression. Keep driveway and walking paths clear of clutter. Keep landscaping and green spaces groomed to show the equity on the outside of your home. If it is necessary, paint the exterior of the home.
SET THE MOOD – Turn on all lights, pull back draperies and raise those blinds. The brighter the better and the space appears bright and inviting. Taking just a little bit of time to spruce up your home may result in better, faster and higher offers. You want potential buyers to fall in love at first sight. A cleaner, brighter look goes a long way toward helping you close the deal and walk away satisfied.
A CLEAN HOUSE IS A WELCOMING HOME – Carpets should be vacuumed or professionally steam cleaned. This type of cleaning can lift the smallest stains and imperfections out of your carpets. Your carpets will look as new as possible, at a substantially cheaper price than the cost of a replacement. All floors should be swept and cleaned. All hard surfaces should be free from dust.
BATHROOMS – Make sure the toilets are flushed and toilet seats are down. Pull back the shower curtain to show a larger space and in some cases the fabulous tile work in the shower area. Keep a basket on and to hide your shampoos and soaps that would otherwise linger in the shower and tub areas.
KITCHEN – All hard surfaces should sparkle and remove all kitchen equipment from counter spaces.
BEDROOMS – All beds should be made, and valuables hidden from view. Your walk-in closet might be amply sized, do not overstuff with clothes and bags, your prospective buyer will think the closet is insufficient.
CLEAR THE CLUTTER – Before you open your home for any showings, dedicate a weekend to clearing clutter from your home. Donate unused or unwanted items to a thrift store or sell your old wares on eBay or Craigslist. Clutter overwhelms a space, distracting from your home’s more beautiful elements. Many people will not notice the high ceilings or large windows if their attention is refocused on a pile of old magazines, heaps of unopened mail, knick-knacks, family pictures, random wires, cables, tools, board games, and DVDs scattered about. Important to depersonalize as much as possible. Pack your items and place into a rented POD. You will be taking them with you to your new home.
INFORMATION THAT WOULD BE HELPFUL TO THE BUYER – If you are selling in the winter months and you have fabulous equity points in the yard, then display your gardens and equity in pictures that were taken in the summer. Provide the buyers with any warranties and guarantees as well. You can also post a slide show of pictures of the outdoor property or local amenities.
SETTING THE MOOD – Very soft music or silence.
PETS – KITTY LITTERS – Remove kitty litters from the house and put the kitty litter in the garage temporarily.
REMOVE PETS – If possible, temporarily remove pets from the home.
USE ODOR ELIMINATORS – To remove smells and dander in the home.
FUR –Use a lent roller to remove hair from furniture.
ODORS – Use odor eliminating products to neutralize “smell”. Stay away from strong or heavy scented air fresheners.
