I've learned the most important task a homeowner can do when wishing to list and sell their beautiful property is to reduce if not eliminate the "deferred maintenance".  Deferred maintenance is simply the little things that are sometimes put off, sometimes overlooked, like changing the A/C filter and wiping down the return vents that the A/C filter is behind, having a clean and freshly painted base board that is the first to be seen when potential buyers enter your beautiful home, even painting or re-staining and oiling the front door which may have taken a beating from the sun. I have seen kitchen cabinets come alive after clients believed me enough to provide a handyman a small budget to oil those cabinets and the results was consistent remarks about about how nice the kitchen looked.  Personally, I believe that every dollar spent on deferred maintenance brings many more dollars for the seller.

Landscaping doesn't have to look like a theme park but should be as colorful and clean as it probably was when you fell in love with your beautiful home, unless you bought a fixer upper.
