Local Real Estate Observations

  • We are on track for 20% Less Home Sales this month vs last month
  • We are on track for 14% Less Homes Under Contract this month vs Last Month
  • Year over Year Percent change in Housing Supply has increased 156%
  • March 16th was the low point of housing supply, at 4,367 active listings without a contract.  Supply has increased 318% within Phoenix since that date.

Phoenix, AZ Metro Monthly Median Sales Price Update. As of today, we have surpassed 18K listings. Just two short months ago we were below 6K. The tide has turned, and those buyers who have not exited the market are finding relief in the form of more houses to choose from and sellers more willing to negotiate. Downward pressure on pricing is starting to be reflected in monthly median sales price of Phoenix, AZ Metro homes.
