You need an agent more than you think you know. Many buyers have an odd assumption that if they go direct to the seller’s agent for a showing of a particular home, that somehow they will be rewarded with a 3% credit of another’s commission?? Sorry. Greed dictates results in as much as they do actions.
To the contrary, the seller may think how much he can fleece an unrepresented buyer who probably hasn’t been coached on some of the more nuanced variables of a neighborhood, a structure, a school system, or the lore of a tract that may or may not have planning issues, environmental concerns, or even sex offenders. Yep. Buyer Beware remains an integral part of the process, and sellers owe you nothing that you haven’t paid for.
My advise: retain the services of an agent. Cost you nothing and earns you peace of mind.
