We don’t write many reviews but when asked if we would be willing to provide a referral regarding the recent sale of our Townhouse in South Orange County and we were more than happy to provide our feedback.
In our opinion, the most important quality to have in your agent is trust. Yes, they must be experienced, patient, and willing to put in the effort but if you can’t trust them with the sale or purchase of your home you have a huge risk that you will not be happy with the transaction. Agents are a dime a dozen and finding a quality A+ agent takes time and can be very stressful in itself.
The sale of our home was extremely complicated because we were not living in the US at the time of the sale. We initiated the sale of the home while still living in Orange County but due to work we could not be available in the US during the escrow period.
Not only being out of the country made the sale more difficult but my job during this period was extremely stressful and we didn’t have much time to deal with all the details. Flunda handled all of the many issues during the sale mostly on our behalf. Flunda was extremely patient with helping us to understand the circumstance with the sale of our house (due to buyer issues) and having to deal with a prolonged escrow that she helped to negotiate to our favor. In addition, Flunda had to work around a 15hr time zone difference between CA and Singapore.
In summary, there aren’t enough positive things I can say about our experience. We didn’t only sell a house but we gained a true friend and will be using Flunda when we relocate back to sunny southern CA either to live or for an investment opportunity. Nora and Jeff Whitney, Aliso Viejo.
One of life’s biggest purchases is your home. Due to the magnitude of this decision, homebuyers often enlist a realtor to assist them with the transaction. The market is flooded with agents, so we each develop a checklist in hopes that we connect with that one agent that checks all the boxes on our list.
We were fortunate to find that specific agent that checked all our boxes, an agent who was very professional, personable, knowledgeable, an agent with integrity and strong communication/negotiation skills that provided us with the hard facts allowing us to make an informative and educated decision for our family.
In our case, we were looking to buy a home, and we were very blessed to have Flunda Youil in our corner. We provided Flunda with specific areas and parameters for our home. Flunda was very knowledgeable of the Orange County area and quickly provided us with the pros and cons of our targeted areas and provided us reasonable expectations for our home buying experience. On a regular basis, Flunda would provide us with a list of homes that she felt fit our needs, and would patiently showcase each home that caught our attention. In time, and after visiting many homes, Flunda would attentively watch us to see exactly what we were looking for, and in time, pinpointed our decision to 3 homes that our family was highly interested in. If funds were not an issue, we would have probably purchased all 3 homes, however our bank account only allowed us to choose one. The decision was a tough one, since our family each has a different opinion on various items. Not sure if it was part of her job description, but Flunda ended up playing mediator in this decision and in her own special way was able to maintain family harmony in this decision. The decision came down to price, so common sense told us to make an offer on the home with the lowest target price (we say target price versus list price, because as we were conducting our family meetings, Flunda had already reached out to the 3 listing agents to gauge an accurate target price, which usually is different than the listing price). Flunda corrected us in saying that the target price is not necessarily your true cost. Flunda provided us with a detailed spreadsheet that provided us with the true cost of each home, as we failed to consider various monthly costs including HOA, Mello Roo’s, Homeowners/Earthquake insurance, etc.
With that in hand, our family was able to make an educated decision, so it was time to make an offer. Flunda came to the table ready to negotiate in a very respectable and professional manner with our best interest at heart, and when push came to shove was ready to fight as necessary. We ended up choosing a new home, and in that were not aware that price was negotiable, but Flunda let us know that in real estate everything was up for negotiation. In a sellers’ market, with limited inventory in phase releases, Flunda was able to negotiate the already reduced target price on the new home by 70,000. She knew when to play hardball and when to call a bluff and with that experience and knowledge we were able to get our dream home at a very reasonable price.
This letter may seem long winded, but in all honesty, we could have made it longer, but risk losing the main point of contention whereas if you are looking to either buy and/or sell your home, Flunda Youil is the agent that should be in your corner. I recently purchased a beautiful new home in South Orange County. Flunda Youil was my

I had relatively "narrow" definition of the perfect home, and not much available time to

We approached Flunda a few years back with regards to purchasing our first
home. She was very eager to assist us and showed us multiple homes. In
hindsight, seeing how the market has boomed, we should have probably
purchased a home, however, being first time home buyers, we were looking
for the "perfect house." With Flunda's patience, and after viewing
thousands of homes, we finally found the "perfect house." After we made the
offer, we had had to wait 30 days to complete escrow before receiving the
keys. We waited two years, what was another 30 days. However, as is the
case for many first time buyers, we encountered many bumps in the road,
sometimes wanting to give up on the house. In fact, without Flunda in our
corner, we probably would have given up. However, Flunda's determination
and knowledge of the industry helped us get over each bump in the road, and
