Welcome to my blog, focusing on the available homes at Summerset & Trilogy Vineyards; Brentwood’s two “OVER 55” communities. Both communities offer buyers a gated community, and many choices in sizes/features in single family homes. Brentwood (located 50 miles East of San Francisco) is close to shopping, restaurants, medical, and the new BART extension just opened!
Summerset is the oldest of the two communities, built from 1994-2005. Summerset has 26 floor plans, over 2,000 homes, and is centered around the 27-hole Brentwood Golf Club. It has 4 gated communities, each community with bocce, tennis, pool, clubhouse and activities. Trilogy Vineyards first homes were started in 2006, and they are still being built; when complete, it should number around 1100 homes. Trilogy Vineyards is centered around a resort lifestyle, bordered by grapevines & olive trees. Homes range from 1460 -3000+ square feet. The many gated villages surround Club Los Meganos (the main clubhouse, restaurant, spa, and tennis courts) The NEW wine barn just opened, for additional space to enjoy with other residents. Trilogy Vineyards is a FABULOUS spa oriented community, built by Shea. Homes range from 1460 -3000+ square feet. There are numerous events to join, and this community is surrounded by vineyards. UPDATED 2-27-18: What an interesting month of weather, from in the mid-70’s to the low 30’s! Like the weather, several homes have gone on the market , and have come off quickly. Condition and price are the driving factors in most sales. Below is an update on both “OVER 55” communities of Trilogy Vineyards & Summerset. More homes should be coming up as we get closer to March & April.

There is 1 Trilogy Vineyards resale, and that home is in the Bordeaux Village (the original homes, which had 5 architectural styles: Napa, French Manor, Tuscan Farmhouse, Mediterranean & Vineyard Cottage.) Trilogy Vineyards has 4 homes on the re-sale list. Two least expensive homes are Costa Dorada models, The home on Gamay is a Cetera, and the largest is a Rafael on ¼+ acre lot. The Cetera and Rafael have the higher 20’ ceilings. All of these re-sale homes have the upgrades, yard work and window covering completed; giving the buyer the freedom to just move-in! Below is a link to 4th Quarter Summerset Sales. There were 12 homes SOLD, ranging in price from $370K - $560K. It will give you an idea of condition and prices SOLD. Here are 4th Quarter SUMMERSET SALES This is compared to 22 homes in the same time period of 2016. Those sales were $335K-$550K.
In the 4th Quarter, there were 3 TRILOGY VINEYARD re-sale homes SOLD, prices ranged from $740K - $1240K. Here are TRILOGY VINEYARD 4th Quarter Re-sales Compared to 4th quarter 2016, which had only 1 re-sale at $564K.
