Offers

Quite a bit of searching and preparation goes into trying to find the right home to purchase.  Your HomeSmart Agent will be there to guide and show properties based on an initial list of desirable features, and to help narrow the options. When the home you want is found, commencing the process to proceed with an offer on the property can be numerous.

If you've already found or are searching online for homes yourself, even better.  We are ready to offer our opinion, answer questions and obtain information not found on public websites.

There are a number of factors that can affect decisions on what to offer on a particular property:

    • Market conditions are always a factor
    • Is it a Buyer's or Seller's market?
    • How much negotiating room?
    • How many other buyers are interested and also writing offers?
    • Should inspections be performed?
    • How should contingencies be handled?
    • Is it necessary to get pre-approved for a loan first?
Also to be considered are the values of nearby properties, typically called the “comps” or “comparables”. We will show you all of the properties on a list that have closed or are for sale currently in the vicinity of the property you are submitting an offer on. These comps must be analyzed and a realistic value for the property established. An appraiser will typically evaluate the property and deliver a report that shows the actual value.
Writing an offer
A close of escrow date will be established, or date that the title is officially transferred to the new owner, before writing an offer. If obtaining a loan, a Lender will generally need about 30-45 days to complete your loan, order and evaluate the appraisal, and furnish the closing documents, sometimes quicker. Time will be needed to conduct any inspections on the property as well.

There are other terms to be considered when placing an offer that may affect whether or not the Seller is willing to accept it, or whether you are willing to accept the Seller’s terms.
