Black Forest: Just minutes from the north end of Colorado Springs is the Black Forest.  This areas offers a combination of dense pine forest and wide open rolling grassland areas. Certain parts of Black Forest offer stunning views of “Pikes Peak” and the Front Range. Characterized by mostly 5 acre and larger lots housing styles run the gamut from log cabins to contemporary homes and sprawling mansions. The area abounds in wildlife. Many of the properties are zoned for horses.  Schools: District 20, 38, 49

Briargate: Briargate is a master planned community located in the northern part of Colorado Springs, just east of the Air Force Academy. This popular area features great views of Pikes Peak and the Front Range.  Briargate is home to a wide range of amenities from shopping, dining & offices.  It is a great place to work, play and live. When families outgrow a Briargate home, they often stay in Briargate. Schools: District 20

Central Colorado Springs: With the silhouette of Pikes Peak in the backdrop, Downtown Colorado Springs has a small-town feel but with big city amenities. Residents of the Downtown area enjoy a wide range of shopping, restaurants, entertainment and parks. This is a great area for those looking for convenience and amenities in a character rich urban setting. Northgate: The Northgate area is located at the northern edge of Colorado Springs, near the Northgate of the United States Air Force Academy. Northwest: This area starts just north of the Garden of The Gods Park and extends to the southern boundary of the United States Air Force Academy. Offering a unique setting, filled with pine trees, scrub oak, aspen trees, natural rock formations, and wildlife these neighborhoods provide the feel of mountain living along with the amenities of city life. Schools: District 11 & 20

Powers: The Powers area, located on the eastern edge of Colorado Springs, is known for its convenience and affordability. The area hosts a wide range of home options and a large selection of amenities. There are a wide variety of shops, restaurants and entertainment. Its location is convenient to military installations. The areas rapid growth has given way to bustling retail and commercial growth.

Southwest: Located at the foot of Cheyenne Mountain, this area is home to the prestigious five star five diamond Broadmoor Hotel.  Southwest Colorado Springs area continues to flourish, with Fort Carson still being a major employer for the area. Featuring a diverse mix of housing opportunities, from the opulent Old Broadmoor and Broadmoor Resort Community to the eclectic character and charm of Cheyenne Canon and affordability of Ivywild and Cheyenne Meadows.  Schools: District 12 & 2.

Tri-Lakes & Monument: The Tri-Lakes & Monument areas provide a perfect balance of mountain living with its towering Ponderosa Pines and easy access to both Colorado Springs and Denver. Homes for sale in Monument tend to be single family homes on larger lots built in the 1960’s to 2010.  The residents of Monument enjoy fantastic Pikes Peak and Front Range views. West Colorado Springs & Manitou:  Home to the world famous, Garden of the Gods, “The West Side” of Colorado Springs features many custom home neighborhoods with exquisite views of the mountains and Pikes Peak. The West Side is an established community that offers large lots with mature landscaping. This area features a diverse range of housing styles and options, dining and shopping. With close proximity to downtown and I-25 its a convenient location for day-to-day living. Schools: District 11.

Manitou Springs

Manitou Springs is known as Colorado Springs’ eclectic neighbor. Located 6 miles west of the big city, it’s a small resort town with a population of 5,334. It’s named for the natural mineral springs in the area. It’s known for its bohemian vibe and is home to middle class hipster families, older hippies and many artists. Residents enjoy low crime and excellent school districts. The median household income is $51,628 while the median sale price for a home is $258,400. Because of the creative culture, there is an impressive array of music, theater and art this community. Manitou Springs has several art galleries and unique sculptures line the city streets. Job growth in this community is positive and the unemployment rate is below the national average. If you love outdoor recreation, this is a prime spot. It’s home to the Pikes Peak Cog Railway – the world’s highest cog train that runs up Pikes Peak, the most famous summit in America.

Green Mountain Falls

Looking for that small mountain town feel? Look no further than Green Mountain Falls, 15 miles west of Colorado Springs. Even thought it’s small, it has a lot to offer. You’ll find several types of homes here. New houses are mixed in with Victorian homes and log cabins. The median household income is $51,250 and the median sales price for a home is $188,500. Green Mountain Falls has a strong economy with unemployment below the national average. The town also has some of the best trails in the area. If you love the idea of living in a quiet mountain town with access to scenic nature and great shopping, Green Mountain Falls may be worth a second look.

The Broadmoor

Located in western Colorado Springs, The Broadmoor is the upscale neighborhood of the city. It’s home to the stunning Broadmoor Hotel and Resort, now almost 100 years old. Next to the North Cheyenne Canyon, it has great access to waterfalls and beautiful trails. In terms of real estate, it’s filled with mansions built in the first half of the 20th century. There are also newer estates in the area. The neighborhood is notoriously safe and hosts country clubs and private schools. There is also a small town feel as many of the inhabitants know each other. People in the neighborhood have white collar professions - mainly real estate developers, doctors and lawyers.

Rockrimmon

In the northwest part of Colorado Springs, you’ll find the neighborhood of Rockrimmon. Near the U.S. Air Force Academy, its home to many military families. Many residents are military officers so it’s common to see people headed to work in uniform. Rockrimmon is part of the highly ranked Air Academy School District, so many families flock to the area. Most of the homes here were built in the 1970’s and echo Brady Bunch era architecture. The area is well maintained and known for being safe. The average income is a bit higher than other places in Colorado Springs. Non-military residents have occupations like teachers, business owners and other white-collar professions.

Fountain

Fountain is located about 10 miles south of downtown Colorado Springs and just east of Fort Carson. Fountain and the older areas known as Security and Widefield make up the "Fountain Valley" community. Due to its proximity to Fort Carson, Fountain is a popular place for Army families to live.
