The Listing Process

THE LISTING PROCESS


Before you list:

  • Initial Selling & Staging Consultation with Maria

  • Review the Seller Math spreadsheet and understand the costs of selling

  • E-Sign contracts & disclosures

  • Complete all repairs and staging
  • Final cleaning & removal of any valuables
  • Discuss how we’ll do showings, including procedures & restrictions
  • Schedule & complete photography

When we’re ready to sell:

  • We’ll officially list on a Wednesday or Thursday

  • You’ll see the home hit the real estate websites within an hour or so of listing

  • We’ll schedule an Open House on a Saturday or Sunday

  • Showings will start--you will be notified of each showing via text


While your home is listed:

  • Share your listing with your friends, neighbors and social media accounts

  • Keep it clean and ready to show (laundry baskets everywhere work great)

  • Make plans for weekend getaways!

  • Keep personal items and valuables hidden or locked away

  • Always check your phone for showings




The Offer!

  • Once someone decides they love your house, they will send us  an offer electronically
  • It may be over or under the listing price
  • We can negotiate any terms of the offer via a Counterproposal
  • If you get multiple offers, we’ll create a spreadsheet to keep them organized
  • Usually, you’ll have 8-24 hours to respond to an offer
  • Once you’ve signed the offer, or the Buyer(s) have signed the Counter, we are officially Under Contract (congrats!)

 



Once you are Under Contract:


  • Buyers will schedule a property inspection (this takes them 2-3 hours).  They will also likely do a radon test and a sewer scope, which may be scheduled separately.  You may be asked to clean your sewer line so they can inspect it.

  • We’ll then negotiate any inspection issues

  • We will provide Buyers with a commitment to insure the title and any HOA information they’ll need

  • Buyers will order an appraisal and an appraiser will visit your home

  • We’ll  negotiate any appraisal issues

  • Next, we’ll wait for the Loan Objection deadline (usually 7 days before closing)

  • Once that’s passed, your buyer is obligated to close (or lose their deposit to you)

  • Finally, we close on the property!  This will be done at the title office, or can be done at your home or workplace for a fee.
