What a time to sell!

Whether your in the city, country, or mountains, this is a fabulous time to sell. Home buyers from within the Colorado, are still very active in the market. Folks are downsizing by selling their current home, and/or upgrading their current living situations daily. Also, we have many Colorado homeowners that are moving to different states for job relocations. Which will assist in providing more homes on the market.
Our out of state buyers are moving to Colorado, with an average of 31% of all buyers per year.
What about the looming rate changes?
Personally I have seen no effect at all in my daily business, nor have the stats shown much public concern exists. Rates are still historically low, and will remain so despite the change.
The average time to close a loan is closer to 30 days, instead of 45-60 from last year. Many lenders have already completely adjusted to last years new federal regulations. However, any last minute change in figures will at some times cause a 4 6 day delay in closings. Still pretty rare for this to happen, and I have personally only seen this once.
