November '21 Denver Market Update

November 2021 Market Trends Update: I think right now, the charts do the best talking.  If you look closely, it appears we may have hit our peak.  Prices seem to be leveling.?.  Due to continued extremely low inventory  (14.98% less active inventory vs. last mo.) and continued demand, I don't see prices dropping or a bubble bursting.  I do expect that home appreciation won't continue at the rapid pace we've recently experienced.  Days that properties sit on the market is an indicator of the pace of the market. This month, we saw 14 days average on the MLS, up 7.69% from last month, meaning houses are taking a little bit longer to get a contract.  This is a seasonal benefit for fall buyers as they have a bit more thinking time to consider most properties.  Frustrated by the market earlier in the year?  Maybe now is the time to hop back in and find your next home, before the end of the year.  Or if you're a seller, you'll benefit from a lack of other homes to compete with, since so few are listed.
