Prepare BEFORE Listing Your Home

Before you walk, you must crawl. And before you list, you must prepare. 

Here’s five items I recommend my sellers address before they put their home on the market:

Clean: Make sure clutter is put away and your house is clean before pictures are taken. You want your property looking its best, and presenting it clean and organized is one of the best ways to impress a buyer.

Know your competition: It doesn’t hurt to go to your neighbor’s open house to see what you’re going up against. Seeing what else buyers are choosing from might change what repairs you make or maybe even your listing price.

Consider an inspection: A homeowner is required to disclose what they know is wrong with a property. Sometimes, you forget a small repair because you’ve lived with it for so long. Other times, you might not even realize an item needed repairing. Having an inspection helps you disclose known issues with your home while preparing you for repairs a buyer may ask for. Before you incur this expense, visit with a real estate pro for advice.

Locate paperwork: Owning a home comes with so much paper!  Before listing, locate important papers such as the plat of survey and the paperwork if your property is in a trust. Pull together any warranties (some may be transferrable) and all of the manuals you have.  And, if you are in a property with a homeowner’s association, gather the condo docs and the rules & regulations. Avoid the last-minute stress of looking for paperwork.

Talk to a REALTOR®:A REALTOR® that understands your market area and has the knowledge and experience to smoothly sell your home is paramount. Look for someone who has recently helped a neighbor buy or sell their home. That way, you know they are familiar with your neighborhood.
