The real estate market is usually quieter in the winter months. In February, as spring approaches, there is an increase in home sales. Now is the time to prepare your home from the wear and tear that our harsh Chicago autumn and winter has rendered; especially if you are putting it on the market for a spring sale.
The exterior of your home is what a prospective buyer sees first and makes the biggest impression.
Even though it is a bit early for planting, neaten up the existing flowerbeds and lawn areas. Ensure that all your garden tools are in working order.
Paint any exterior walls and window frames that have peeled.
Make sure that windows are clean on the inside and outside.
Check gutters and downspouts for any blockages or damage.
Check your roof and replace any missing shingles
Chimneys need to be inspected for any damage. Things to look out for are a blocked flue, missing bricks, cracks or rusting metal flashings.
Make sure that there is no standing water in garden areas that might be caused by poor drainage.
Check the siding for any signs of disrepair.
Remove clutter from rooms; the house will look more spacious.
Clean thoroughly and put away very personal items. If walls are looking tired then repaint them.
If you have a room that was never furnished, now is the time to turn it into a bedroom or office.
Neaten up the bathroom and kitchen by replacing any missing tiles or old faucets.
Waxing and polishing floors with a buffer is an economical way to make them look shiny.
Check your HVAC system and have all units serviced and repaired. Make sure that filters are always kept clean.
Check all emergency and safety equipment in your home.
It is always a good idea to do all of the above maintenance on a yearly basis, whether planning on a spring sale or not. When problems are nipped in the bud, they are always more economical to repair.
