I do reverse marketing for buyers to help them find homes that haven't even hit the market so they can get there first and get priority access to homes.

Given my appraisal background, I give sellers an assessment of the market conditions and the value of their home which enables them to price their home at a price that causes it to sell. It's important for sellers to allow access to your home to accommodate buyers. More exposure equals more offers. When you receive multiple offers you'll have more say in the terms and conditions of the sale. Multiple offers increase the price and results in more money for the seller.
A prepared seller helps to make the selling process smoother. Sellers should remove all the clutter and have the home in buyer friendly condition. It's also a good idea to have your loan information and deed ready for the title company once a contract is accepted. Communication with all parties helps create a smooth selling experience.
