Why get a loan pre-approval first?


The very first step in buying a home is understanding what you can afford.  There is very little point in looking at houses until you know what price range will fit your situation.  There are so many different financing options that it can seem overwhelming.  The process is made easier by consulting with a mortgage lender.  You will need to bring some information with you, detailed below and it won't be as difficult as you may fear.  The lender will be able to explain the different options available to you and you can pick the one that you are most comfortable with.  Note:  Having a pre-approval also gives you the upper-hand when the seller receives multiple offers and you're the only one who's been pre-approved for a mortgage.

 

Documents Need for Pre-Approval:

  • Proof of Income
    • Thirty days of pay stubs that show income as well as year-to-date income
    • Two years of federal tax returns
    • Sixty days or a quarterly statement of all asset accounts including your checking, savings, and any investment accounts
    • Two years of W-2 statements
  • Assets
    • Bank Statements
    • Investment Account Statements
    • Notarized Gift Letters
  • Good Credit - Lender will pull a credit report.
  • Employment Verification
  • State Issued ID and Social Security Number
