You have already made the Smart Move by choosing a HomeSmart Realtor®. The next step, if you have not already done so, is to speak with a mortgage lender and complete a loan application to receive a pre-approval letter for your purchase. This letter is required to be submitted with your offer. If you do not have a lender, your HomeSmart agent can give you a list of preferred lenders for you to contact.
You and your HomeSmart Agent will discuss what you are looking for in your next home so you can refine your search and focus on the homes that offer the features most desirable to you.
Once you have found the home you love, your HomeSmart agent will help you with your offer. Your offer not only includes the price you want to pay, but many other terms and conditions. After your offer has been accepted, your HomeSmart Agent will begin the escrow process at the Title Company, and establish a timeline in which all actions of the contract have to be taken. There are many documents to be signed throughout the transaction and your HomeSmart Agent will make sure everything is done as required.
After your offer has been accepted there are several inspections that will need to take place. Your HomeSmart Agent will help you to determine which inspections are appropriate for your property and supply you with names of reliable inspectors. After these inspections are completed your HomeSmart Agent will help you decide if you want to ask the seller to make any repairs before the close of escrow.
In order to protect your investment there are several types of insurance available that might be required to be placed on the property. Some of the most common are homeowner, title and flood insurance. A home warranty, though not an "insurance" in a typical sense, is something that should be discussed. Sometimes a seller will provide you with the home warranty, and your HomeSmart Agent will help you navigate this during your offer.
Before closing on your new home you will have an opportunity to conduct a full walkthrough of the property to verify that any requested repairs have been completed, and that the property is in substantially the same condition as on the date of contract acceptance. Once this is completed, and your lender has sent the necessary loan documents to the Title Company, you will sign all the remaining paperwork to complete the transaction, and when the deed is recorded by the County, the house is Yours!
