Questions Buyers Ask

1.  What is my first step in the Home Buying process?

 

The first step in buying a home is getting prequalified with a lender - if you don't have one you know and love I have a couple that I can recommend.

 

2.  What does a realtor really do? 

 

I help walk you through every part of the process.  I represent you and your best interest and negotiate your side of the deal. 

 

3. How much do you have to pay a realtor when you're a buyer?

 

ZERO.  My buyers never pay me - I get paid by the seller for properties listed in MLS.  I get to represent your best interest and the seller pays my comission.  You won't save any money buy going directly to the sellers agent - the seller might save money - and you are giving up protections that having your own agent provides.

 

4.  How long does it take to buy a home?  

 

I have closed homes between 10 days and 45 days after we have found the home and have an accepted offer.  Closing can also depends on your inspection and financing.

 

5.  What does my credit score need to be to purchase a home?

 

There are a lot of working parts to a credit score - some programs will get you into a home with a minimum of 580 credit score - talking to a good loan broker is the best way to find the answer for this.

 

6.  What if I need credit repair before I can qualify?  

 

My loan partners offer free credit repair and the best advise to help you reach your goals.  Most buyers think they need to pay off everything before they can get into a home and that's just not the case.  Not all items on your credit report are the same, please talk to a professional.

 

7.  Do I need to save 20% down to be able to buy a home?  

 

No, there are some loan programs that are very little out of pocket - there are loan programs in place that offer a 3-5% grant program to your down payment.  You will need to ask your loan officer and your title person how much your closing costs will be.  Sometimes you can actually buy a home for less out of pocket than renting.

 

8.  What are the other fees associated with buying a home?

 

There are loan origination fees, mortgate insurance, escrow fees, home inspection, home insurance, taxes (which are prorated between you and the seller), home warranty & down payment.   

 

9.  When do I get the keys?

 

After closing and recording.  We need to get through closing but even after everything has been signed at the title company you don't get your keys yet.  We need to wait until title has recorded with the recorders office and the property is legally yours before you get the keys.  

 

10.  What's your best advise for first time home buyers?
