Tiny Homes and Recreational Properties can be a great combination for those looking for a sustainable and affordable vacation home or off-grid retreat. Truth in Real Estate Advertising!


     Real Estate Marketing Companies want you to believe the hype.  Don’t fall for the crap, nothing is free. 


Let’s take a deeper dive.

  •  Bait and Switch -  The spokesperson in the TV or Radio Ad is not the Agent you will end up with.  The goal of the advertising is to get the consumer to call their phone bank.  The call creates a lead that is sold or assigned to an Agent.  The problem, you have no idea if the Agent that gets your lead is Qualified.   

         

  • Sale price. “We got $50,000 More”, more than what?  In the last 2+ years all homes sold for more.  Sale price for an updated home will be higher than the sale price for a dated home.  Market conditions at the time determine the sale price, not the Agent.


  • Staying in your home for 6 months after the close of Escrow.  This is also known as post possession.  Financed homes, the buyer must take possession within 60 days that is only 2 months. You don’t get to stay for free, who is making the payments? 

     

I could go further, but you can see that Advertising Statements can be bold but the truth is in the details.

Mary the Home, Date the Rate!


What I mean, if you find that home you have been looking for, make the commitment.  Interest Rates go up and down over time, in the future you will likely have a chance to refinance the loan for a better interest rate.  

The 20% plus appreciation has stalled out, we expected to see appreciation close to 5% over the next 3 years.  That is over $47,000 dollars on a $300,000 home.  

Please tell me where you can make over $47,000 in three years just by paying your rent?  So, Jump in Mary the Home!

What Sells Homes


       Good Realtors bring Knowledge, Experience and Professionalism coupled with Great Service, you can’t lose.  When I stop and think about it, I realize there is one thing that Sells homes, that is Professional Photographs of the Home.  Think about it, when you look at listings from your Realtor, Photos are the one thing that makes a home stand out over the others?  If the pictures don’t look great, inviting and homey are you going to look at the home?

     Some Realtors try to go the cheap route and use their Cell Phone, they don’t look professional, because they are not.  I know a couple of great Realtors that have the skills and equipment to take great photographs.  But most Realtors don’t have the skills to pull it off.  Bringing in a professional Photographer that specializes in Homes is your best bet.  When you are meeting listing agents ask if they use professional photographers, if they say no, ask to see their portfolio.  What Agents put in MLS and the Internet will leave an impression, make sure it is a Good Impression.

Market Update!

June 1, 2022  -  This is a Market Update and it is Time Sensitive.

  

When we look around at the Real Estate Landscape it is very important to recognize that the only constant in Real Estate is that it is always changing.  So, when it is time to change gears we need to understand where we are before we react to the changing market.

   

We have noticed that some Real Estate companies are spending a whole lot of Money on advertising, where does that money come from?  The only honest answer, it comes from the commission that the Seller pays.  So, If I choose not to advertise on TV and Radio, it doesn't mean that I don't have an advertising budget.  My Advertising budget includes Client Contact and Property Marketing.  Due to the nature of the Internet, Professional Photographs are the single most important expense.  

 

The companies that advertise on TV and Radio need to bring in a very high number of clients to cover their advertising budget.  You don’t get the Advertising Spokesman or Team Leader as your agent, you get an assigned agent.  The Agent that is assigned has a playbook that they work from, all agents do.  You don’t know how much experience they have or even if they are qualified.  Most don’t employ Professional Photographers.
