Rainy Days

It's a beautiful rainy day in Scottsdale, 89% humidity and overcast. Did you know? Rainy days are some of the best days to house hunt. Bad weather can be a bonus and in some cases, help you save money! Viewing homes in the rain can help you find potential problems, which in turn can help you either negotiate a better price or have a seller pay for repairs. Whether you're in the market for a mid-century modern home built years ago or a new construction, rainy weather gives you a different viewpoint and even clue you in on potential signs of water intrusion. These are signs you'd normally miss on a hot, dry and sunny day here in Arizona! 

 

Ask yourself these questions while out: Are the gutters clear or overflowing? Are downspouts draining properly? Is water being directed away from the foundation? What about the entrance to the basement from outside? Is it well-drained so water can't collect and get inside?

 

Remember, just because it's new doesn't mean it's good. Pointing out issues with new construction gives you the opportunity to discuss them with the builder or seller and get problems addressed. 


Bottom line: don't let bad weather put a damper on your house hunting. Use it as a home buying tool.
