Real Estate Tips

  The mortgage process here can take anywhere from 25-35 days, or sooner if you have your ducks in a row.

  

  Here in Arizona, 99 percent of sellers are going to want to see a Buyers pre-approval letter.  THIS IS ESSENTIAL if you are bidding against other buyers. the sellers and their realtor want to see if you can get a loan, and how strong of a buyer you are.  If you are a cash buyer, proof of funds from your bank or financial institution will go along ways in getting the seller to accept your offer, if there are competing offers.

  THE STRONGER YOU ARE ON PAPER, THE BETTER CHANCE YOU HAVE OF GETTING THE HOUSE YOU ARE LOOKING FOR. I cannot say that more loudly.

  So if you are serious about buying, it is diligent to get your financing or cash in order before you go start looking at properites.  Nothing worse than getting out-bid, or the seller taking someone else's offer over yours.

  And sellers, on that end, make sure the buyer is qualified, and can go through the closing process.  Having a buyer back out at the last minute because of issues, makes the process time-consuming and gut-wrenching for all parties involved.

  So, please take the offer, inspection and moving serious, and stay on top of things.
