You've probably started your home search on-line.  You may be getting a handle on what your current home might sell for.

Here are some other steps to PREPARE you for your next new home adventure!


• Select your Realtor wisely.  Is she experienced?  How many properties has she sold in the area you're looking in? Ask for references.  Any Realtor with a good reputation will be able to provide solid references for you. This is YOUR biggest investment - make sure the Realtor you entrust treats you and your home with the dedication you deserve.


• Are you selling a home? Don't be so attached you don't hear your Realtor's advice on making it sellable. If she says pack up the closets & clean the windows, or to put away family photos, do it.  Make your home appeal to the broadest possible market. Be ready to spend a few bucks to maximize your sale price. If your house has wild paint colors, paint them white.  Don't assume all buyers can "use their imagination." 


• 90 days in advance: If you're financing a purchase, start your pre-approval process with a licensed Mortgage Loan Originator.  Why start so early?  Sometimes our debt ratio is just short of what your lender needs...maybe pay off a car or a credit card to improve yoru ratios.  Sometimes we find very unpleasant surprises on our credit reports. Better to know well in advance, so you can clear up any uglies before you find your dream house.
