Best tip I can provide buyers is to get with a Realtor and work with them.  Use them to find your home.  They will make sure you are ready and pre approved to purchase before you waste time searching  web sites, calling on yard signs, just to be let down because you are not ready or qualified yet to make a competative offer.

I can't count how many times I get a call from a prospective buyer or a referral from a web site saying,  "I found the perfect home",  just to find they do not have a loan pre-approval,  and they are not prepared to make a competative offer.  I feel just awful for them.  

A Realtor is your best friend, gateway to getting pre-qualified and pre-approved so you will be ready to make that competative offer when you finally find the home of your dreams.  Your realtor should approach you as a teacher leading you through the steps you need to take to be prepared financially, mentally and emotionally as you prepare to make one of the most important purchases of your life, your home.
