Redlands

The Redlands is over 15.6 square miles and about 1700 acres.  An unincorporated community between Grand Junction and Fruita.  Driving along Monument Road you will come upon the Three Sisters area of Lunch Loops mountain biking trails through 3 miles of rocky terrain.  Homes in the area range from condos, town homes, established neighborhoods, new subdivisions, and luxury homes. There are still some older farms and ranches on acreage and pristine luxury homes with acreage.  There are two golf course communities in the Redlands.  Redlands Mesa is the #1 public golf course in Colorado and perched high on a ridge with luxury homes built around the golf course.  Tiara Rado is the other golf course community, also with spectacular views, homes and town homes surrounding the course.  Custom home lots can be found in a few of the subdivisions.  People choose the Redlands because of the trail system and wide sidewalks along some of the main roads for walking and running.  Trails link to the Colorado National Monument, Lunch Loops, and access points that take homeowners to Connected Lakes and the Riverfront Trail.

Because of buyer demand, It has been a challenging place to build a new house in the last few years, as there were only a few neighborhoods with available lots to build on.  Currently there are several small cluster neighborhoods within the Redlands that are offering lots to build on.  You can contact me for more information.

There have been some exciting new home developments with many more in the planning and or building stages. Right off South Camp Road, is Granite Falls a 52 acre subdivision that has a total of 104 lots.  The homes are the best in design trends, technology and quality.

Ventana at Redlands Mesa is a new sub-community within the greater golf course community of Redlands Mesa with all lots sold and homes built.

For buyers who want maintenance-free living in a luxury community there is the Peaks at Redlands Mesa, a townhome development at the golf course.  Several four-unit buildings are completed, sold and occupied.  Another new luxury townhome project has starting building on the golf course and homes start at one million.

Redlands Schools and Shopping

There is an abundance of public owned land in and around the Redlands area.  Much of this land is owned and managed by the National Park Service and the Bureau of Land Management.  Parks and open space are in almost every neighborhood.  The 3 elementary schools are Broadway, Scenic and Wingate.  There is also Redlands Middle school.  Two grocery stores, several restaurants, churches, and coffee shops offer  local shopping.  Residents find driving across the river to all the offerings in Grand Junction is quick and easy.

Hot Springs

Hot Springs, Montana


Hot Springs is at the edge of the Flathead Indian Reservation. Founded in 1910, is named for the local hot mineral springs that still bubble today.


Thousands of people seeking rest and relief from pressure travel to the town of Hot Springs to bathe in the fine mineral water and mud baths.


Opportunities for privacy, quietness and relaxation abound in this area. Many lakes, streams and rivers provide excellent fishing for the avid fisherman.
