A Buyer’s Tale

While I truly enjoy working with all my clients, there is something extra rewarding about working first time home buyers. Like many first time home buyers, one couple I am working with doesn’t have a lot of savings. They are young and each starting their respective careers, so any extra funds they have get channeled into paying off student loan debts. However, this doesn’t mean they have to put their dream of home ownership on hold.

 

After weeks of searching and more miles and lockbox openings than I care to count, we finally found THE ONE! Now, I can’t say the clouds parted and a single beam of light shone down as I opened the front door and they stepped inside, but their eyes did light up.  They may not have known it within those first few seconds, but I certainly did, they were going to ask me to write this house up. We finished the home tour and sure enough they were smitten. Now comes the not so fun part of home buying, talking finances.  We covered what they would be out of pocket up front, if we went under contract, things like the home inspection and earnest money. The bigger concern though was the money that would be needed on closing. I told them not to worry about that part, if there was a way, their lender and I would find it.

 

We left the showing and they went home to start planning where furniture would go in the new house and I went back to the office to work on the offer and problem solve with the lender. Several hours later the offer was written and a clear path to the finish line was found. If the buyer’s get their offer accepted, on the day of closing the only money they will have to bring with them to closing is $10.19. For the cost of a couple coffees my clients are about to be first time home buyers.
