AUGUST 2020 - Trilogy Vineyard's & Summerset Re-sale Homes

UPDATED  8/30/20:   Hi!  Thanks for landing on my blog, which will focus on listed homes in two “OVER 55” communities: Summerset & Trilogy Vineyards.  All of these homes are located in Brentwood CA, 50 miles East of San Francisco. Summerset was built from 1994-2005, with 26 floor plans & over 2,000 homes;  the 27-hole Brentwood Golf Club runs throughout the communities.  (This golf course is public, so Summerset does NOT support the course’s operation.)  HOA dues range from $95-$145, depending on community. Summerset has 4 gated communities; each community with bocce, tennis, pool, clubhouse and activities. Trilogy Vineyards, a Shea Development,was first constructed in 2006, and they are still being built. When completed, the community will number around 1050 homes.   Trilogy Vineyards is surrounded by grapevines & olive trees. Home sizes range from 1460-3000+ square feet.  The focus of the development is Club Los Meganos (the main clubhouse, restaurant & spa)   If you love wine, the Wine Barn is a great gathering place to bottle & enjoy your grape of choice.   HOA Dues are $346/month.  Building your dream is a great experience!  However, if you can find somebody else’s dream, you usually save yourself money & frustration with a re-sale home.   Click for TRILOGY VINEYARD Re-sale Listings

JULY 2020 - Brentwood's

UPDATED 7/28/2020 - This real estate blog’s focus is Summerset & Trilogy Vineyards; two “55+ communities” in Brentwood CA.   Half of the year is now over, and we are still experiencing Covid’s hold on our lives.  With the “over 55” buyer at a higher risk for this disease, many buyers have stalled their home search.  Buyers are out looking, but not in the numbers of previous summers.  With this softening, many more options are available. 

 

Trilogy Vineyards, first constructed in 2006, will number +/-1050 homes when completed.  Trilogy Vineyards is a resort lifestyle, with the beautiful Club Los Meganos at its core.  Indoor/Outdoor member dining, indoor/outdoor pools, tennis/bocce courts are all part of Trilogy living.  Home’s range from 1460-3000+ square feet.  The many gated villages surround the resort; HOA monthly dues are currently $346/month.  You can build your dream home, which is a great experience!  However, if you purchase somebody else’s dream, you may save yourself money,   frustration of upgrade selection, and rear yard installation.   One of Trilogy Vineyard’s most popular models is the Costa Dorada, brought back by buyer demand.  There are now 2 for re-sales, down from 4, ranging from $765K-$815K.  Click for TRILOGY VINEYARD Listings


Summerset homes are older, and may not have updated features.  However, homes are gently used, and start at a price point significantly less than Trilogy Vineyards.  Summerset’s 2000+ homes have the 27-hole Brentwood Golf Club, running throughout the communities.  (This golf course is public, so the community does NOT support the course’s operation.)  HOA monthly dues range from $95-$155, depending on community.  There  are 2 golf course homes for sale priced at $600K & $699K.  Summerset homes range in size from 980 – 2600+ sq. ft; something for every budget!  Click for SUMMERSET Listings

UPDATED 6/20/2020 - Can you believe that it is already June 2020?  I hope you are healthy, and ready to find some great homes at Summerset & Trilogy Vineyards; Brentwood’s two “OVER 55” communities.   Buyers have some great choices in resales, as COVID has slowed the purchasing of homes over $500K.

MAY 2020 - Trilogy Vineyard's & Summerset Re-Sales

UPDATED 5/23/2020 -   HAPPY MEMORIAL DAY WEEKEND!   May is normally a month of preparing for graduations, weddings, Memorial Day parties & vacations.  This month, we’re focusing on the easing of restrictions, and ways to social distance.  Great news --- buyers can now view occupied homes!  This was a huge win, as many buyers want to “feel” the home, before they write an offer.  Open Houses & Broker Tours are still NOT allowed.  Also, no more than 2 buyers in home, at one time.  Summerset & Trilogy Vineyard home sales were slowed these last 2 months, as both buyers/sellers are the age most impacted by the virus.  Restrictions are easing, so if you want to view a home in person or via virtual tour, give me a call.

 

Trilogy Vineyard’s & Summerset are located 50 miles East of San Francisco, in Brentwood.  Both “over 55” communities offer buyers a single family home, with many choices in sizes & features.  Our farmer’s market & U-Pick cherry farms are now open!  Brentwood is close to shopping, restaurants, medical, and BART.

APRIL 2020 Summerset & Trilogy Vineyard Blog Update

UPDATED 4/26/2020:  Welcome to my blog that focuses on available homes at Brentwood’s two “OVER 55” communities: Summerset & Trilogy Vineyards.

  

I usually update this blog weekly, or less, but with the “shelter in place”, I have been lax.  Currently only VACANT homes can be viewed, by appointment, and NO Open Houses/Broker Tours are allowed.  FYI - here are new guidelines for realtors: https://www.carcovidupdates.org/best-practices-guidelines


Both Summerset & Trilogy Vineyards’s  offer its residents a gated community, and many choices in single family home sizes & prices.   Summerset is the oldest community, built from 1994-2005.   Trilogy Vineyards first home was completed in 2006, and they are still being constructed.
