Keep it Clean
Not just regular-clean, spotless! Always be ready for a showing. Purge your closets, cabinets and garage every month. Get in the habit of donating things that just lie around.
Respond to Offers Quickly
My marketer talks about the importance of responding as quickly as possible to inquiries and comments on social media because Facebook measures that. When you are selling a house, you are competing with other home owners for the attention - and ultimately the sale - of your property. Real estate, like social media, is emotional.
Tell Everyone
The more people know about your home for sale, the more likely they will mention it to someone who is looking. Social media can help with this effort. Post your listing weekly, if not more often.
Maintain Your Exterior
Keep your front porch swept and clean, lights replaced if needed, windows cleaned inside and out. Buyers fall in love with the outside first. A pre-sale home inspection is a great way to make sure your home is in good repair and ready for a smooth transaction. Don't wait until the life expectancy of mechanicals to run out before replacing them. Show pride of ownership.
Meet with Your Realtor Regularly
Talk about what is needed in your selling strategy and adjust your marketing accordingly. If your home doesn't sell within a month, meet with your realtor on a monthly basis. In some markets, this is a normal time frame, but not in Denver, so you'll want to do everything you can to make your home as desirable as possible!
