selling your beautiful home

When preparing to sell your beautiful home there is something that will only assist you and your Realtor in that effort.  It is called "Deferred Maintenance".  To many people it sounds like an insult or at the very least 'work'.  The reality is that it is getting everything done that was really suppose to have been done all along.  For example, lets say you live in the north central neighborhoods where homes are generally a bit older. It isn't uncommon to need the air conditioning vents (the registers) cleaned, painted or replaced, the base boards painted, the door might be a little sun lightened from Arizona's summer exposure.  These aren't insults but rather the first things buyers look at or notice when they look at your beautiful home.  As home owners these are many times the items we have grown used to and forget how they look.  

When Bobby (that's me) takes a listing, I like to look at this and more to make a comprehensive list and provide the seller (that's you) with a list of a couple/few handymen that will be able to take care of these deferred maintenance items usually without it feeling like you're passing a kidney stone paying for it.

In my experience, I have found that about every dollar spent can many times return $4 to $6 dollars in selling price and most importantly present your beautiful home as the beautiful home that it is.
