Cave Creek Crossing retail center opening soon

Sprouts Market at Cave Creek Crossing

 

 

 

 The “specialty" retail center known as Cave Creek Crossing located at Carefree Highway between 53rd Street and Cave Creek Road will have shops opening in the coming weeks. 


In addition to Sprouts Farmers Market and a free-standing Chipotle, the retail center also has tenants Chase bank, Jersey Mikes’ Subs, MOD Pizza, and Heartland Dental.


As of this writing, the center still has six available retail spaces adjacent to the Sprouts’ entrance, and a larger pad to the west of Sprouts off 53rd Street.

Cave Creek Storage Facility looks to expand

All Star Storage looks to expand

 

 

 

Allstar Self-Storage at 31434 N. Cave Creek has a zoning application in the works to expand their storage facility on Cave Creek Road, north of Lone Mountain, next to O’Reilly Auto Parts. 

Built back in 1993 on 3.8 acres, the storage facility is looking to expand onto the 4.4 acre parcel directly to the north, with the ability to store outdoor vehicles. The parcel is currently zoned Residential Rental. 

Self-storage is evidently in high demand in our area, with StorQuest Self Storage recently opening next to Lowes’ Home Store at Carefree Highway and Cave Creek Road, and two Toy Barn Storage luxury garages, one at Lone Mountain behind the Shell Station and another at Cave Creek and Peak View having opened in the recent past.

Cave Creek Farmers' Market returns

The seasonal farmers’ market held on Cave Creek Rd., just south of Carefree Highway in the Tractor Supply Co. Parking lot is back on Thursday afternoons from 3 to 7 pm. A smaller market with lots of good things including local Carefree Honey, which is said to be the perfect remedy for those area residents who experience allergies. Also available is locally raised beef, from a ranch between Lake Pleasant and Wickenburg, a local salsa maker, and several other interesting vendors. 


Carefree Sundial Circle is the place to be on Saturdays from 9 am to 1 pm for the finest and freshest of local products and a much larger farmers’ market  in a beautiful environment. Food vendors, musical talent and the park-like setting make for a great morning or afternoon of local shopping, now that the weather has cooled!

Leases: long vs. short term

A short-term lease generally refers to a lease that that can be performed in six months or less, or is a month-to-month lease with no specific termination date. These leases benefit tenants inasmuch as they do not obligate the tenant to occupy the premises for a long period of time. This type of tenancy is usually more costly, to reimburse the landlord for frequent turnover costs.

 

Short-term leases should not be mistaken for license arrangements, (Airbnb, VRBO, etc..) whereby the premises is rented for a few nights or a week. So, what is the major difference?

 

When you lease your home, either long or short-term, you give a tenant exclusive use of the premises for a period of time in exchange for payment. Actions to recover possession of the premises is generally governed by statutes affording the tenant notice and an opportunity for a hearing.

 

 A “license” on the other hand is a personal, revocable and non-assignable privilege, conferred either by writing or parole, to do a particular act or series of acts upon anothers’ property without possessing any estate therein.

 

A few examples of scenarios where licenses are granted as opposed to a short-term lease are a hotel, including extended stay, vacation rental and even a hunting license. Generally speaking, persons involved with licensing are not required to be licensed real estate agents, whereas persons managing short-term rentals are typically required to be licensed agents.

 

The rental market in the Valley of The Sun is red hot. Most experts do not see that changing anytime soon,  even in the event of an economic downturn.

 

Having a rental and or “licensing” your home, or a room in your home, is not for everybody. However, for those who have the stomach for it, it can be a substantial source of income.

Builder floorplans...who needs them?

Twenty years ago, when the majority of our homes here in Dove Valley Ranch were constructed, every neighborhood had at least one model home where the builders’ salespeople were housed  and where they welcomed potential buyers to the community, demonstrated their homes strengths, options and advantages, and did their best to sell available upgrades in their “design center”. 


Included with the paperwork distributed at the Shea, Dietz-Crane, Maracay, Woodside, and Richmond American model home sales centers were price sheets with the various models and their base list prices, the homes’ included features and square footages. 


Among the most informative information they dispensed that is the most relevant to us are the floorplans, which continue to provide a variety of useful functions to us today, even twenty years later. 


Floorplans show a buyer how a house works and whether they would like to view it. Room flow, layout and dimensions are all factors that buyers take into consideration, particularly when purchasing a family home.  

The floorplan also helps a buyer recall the home after they have viewed it. This can be very useful when considering layout changes, like removing a wall, or adding an additional bathroom. 


Perhaps the most important and vital role that a floorplan provides is in a sales tool, improving the connection between buyers and sellers.  Floorplans can make a home seem larger. It is very easy to forget rooms that you saw when viewing the house, or even overlook an entire portion of the house. 


When you sell your house, make sure that you have a floorplan added to your brochure, and that your agent has a downloadable version available on the property portals. It just may be the element that closes the sale of your home.
