A micro-hospital is being considered in Cave Creek on a vacant four-acre parcel adjacent Sprouts on Carefree Highway between 52nd and 53rd Streets.
The proposed Cave Creek Hospital would provide emergency and other medical services to area residents.
United Real Estate Holdings LLC wants to develop the 31,550-square-foot hospital.
The Cave Creek Town Council is considering rezoning the property at its meeting August 19th 2019. The land is presently zoned ‘desert rural’. The council is considering changing it to general commercial to allow for the new hospital .If approved, thye new hospital is slated to open in March 2021.
A twenty-acre parcel located at the northwest corner of 56th Street and Lone Mountain has recently undergone plant salvage and is being graded in preparation for a new home subdivision by Pulte called Santolina.
The site plan depicts a 39-unit gated subdivision with 80 x 130 ft. lots (roughly ¼ acre) and about 25% open space. Primary ingress and egress will be provided along 56th Street, with secondary egress provided along Lone Mountain.
PulteGroup Inc. is a home construction company based in Atlanta, Georgia. In 2016 it was the third largest home builder in the United States, in number of homes closed.
Pulte has a track record in Cave Creek, having constructed Dove Valley Estates in the late 1990’s, and more recently a neighborhood in the Lone Mountain subdivision at 60th Street and Lone Mountain.
Pulte is not releasing any information on the new development until 2020, but judging by the lot sizes, they are likely to be their larger series homes, starting at over 2500 square feet.
Taylor Morrison Homes, one of the largest builders in America, has recently purchased a 12-acre parcel for $2.9 million directly west of the Carefree Lowes’ and has broken ground on Cave Creeks’ newest single-family neighborhood, to be called The Reserve at Black Mountain.
Site plans call for thirty-one homes on the twelve and a half acres, which will be accessed by going north on 53rd Street, next to Starbucks. The homes will reportedly be smaller, series one homes.
Taylor Morrison Homes is headquartered in Scottsdale and was formed in 2007 with the merging of Taylor-Woodrow and Morrison Homes.
The last undeveloped corner of the busy intersection is being actively marketed by its owner, Empire Residential Communities.
In March 2017 Empire paid $ 6.5 million for several parcels of land on the corner comprising roughly twenty-two acres.
Roughly half that acreage is currently planned for mixed use development which could include restaurant, retail and/or office space.
The subject parcel which is in the Town of Carefree is triangular with both Carefree Highway and Cave Creek Road frontage.
The Empire team, recognizing the significant buying opportunity created by the foreclosure crisis, was one of the first large-scale buyers of distressed homes in Phoenix. Between mid-2009 and early 2013, the Empire Residential Opportunity Funds raised over $125 MM and purchased over 1500 single-family foreclosures and short sales. These homes were transformed into single-family rentals
The Hampton Inn has withdrawn its plans to build a hotel in Cave Creek at Schoolhouse Rd., and has opted for a roughly two-acre site adjacent to the Carefree Post Office instead. While it is unclear why the company changed its mind, it is believed that they were searching for additional business ventures in the area and decided that this site better suited their needs than the Cave Creek site.
While final planning is not complete, plans call for 97 rooms, with a three and four story profile on the gently sloping lot. A final planning meeting is March 11 in Carefree, and if all goes as intended, they hope to break ground by the end of this summer and open for business in the fall of 2020.
The proposed hotel is to have limited food and beverage operations, intending for the guests to spill- over into surrounding area bars and restaurants.
